How to Find a Home That Suits Your Lifestyle

Most homeowners wind up living in their home at least nine years before moving elsewhere. Spending that much time in one place means that buying a home should always match your lifestyle.

homes for sale in Charlotte, sold, PURE Realtors
Happy family standing in front of their new home.
For a successful match, potential homeowners should first examine their family dynamic before searching for a Charlotte home for sale. A family of four will have different needs than someone who is single. Furthermore, a retired couple will also have different needs than newlyweds who are looking to purchase their very first home.

Lifestyles are influenced by more than just an actual home. Location also plays a major role. You will have to ask what kind of amenities need to be close by and how much value do you put into the local school district? Such answers will help determine your particular lifestyle when it comes to buying a home.

Homeowners will generally look at an average of 10 homes before they decide to buy. However, looking into those homes requires more than just a walk-through. It also requires a deeper look into that location as it should be one that suits your lifestyle.

Nevertheless, traditional ways of searching for homes will not always let you know if a home is a match for your lifestyle. The most popular ways to search for a home are through a website like PureNC.com, but that does not tell you the whole story.

Meeting your lifestyle needs is done by matching a home with the neighborhood quality. That is always a top priority among buyers. Another important factor is the home’s proximity to one’s job. Too far of a commute every day does not make for a good lifestyle match.

Affordability is the next factor that dictates whether or not a home matches a buyer’s lifestyle. A price that is too high or too low could cause families to live above or below their means.

Another factor to consider is a home’s proximity to family and friends. This tends to be more important to buyers who have children. Moving far away from family means less opportunities for a helping hand and greater distances to travel on holidays and special occasions.

Your current situation has a lot to do with matching you with the right home, so it’s important to know your lifestyle in order to find the right home for you.

The friendly and knowledgeable group of Charlotte realtors at PURE Real Estate is ready to find you a home that meets all your lifestyle needs. Charlotte real estate is our specialty and we can help with all the small details that come with buying or selling a home.

Charlotte Real Estate Industry Facts and Trends

Charlotte has become a budding metropolis as the city is experiencing all kinds of upward trends. The real estate market is also a hot one in Charlotte and here is a closer look at the latest market facts and trends to hit the city from PURE Real Estate Services.

Lenders Accepting Lower Credit Scores

Lower credit scores are now being accepted by Charlotte mortgage companies as lenders are becoming more liberal when it comes to who they approve for loans. For example, FHA loans are now being distributed to people with credit scores as low as 620. This trend is starting to turn things around since things started to spiral downward as a result of the 2007 recession.

More People, Higher Prices

In the last five years, Charlotte’s population has seen the third-highest growth among major American cities. That surge has caused the demand to increase as the value of homes have also increased. The median cost of a new home for sale in Charlotte is now between $250k and $350k.

City on the Rise

Charlotte is the No.2 banking center within the United States behind only New York City and its job market is flourishing. Unemployment has dropped below 6%, down from almost 13% in 2010 within the Charlotte metro area. That kind of economy has been attracting young, successful people from all over the country.

Lot Shortage

The city of Charlotte is experiencing a shortage of lots, which has limited the capability of new construction. However, that has also led to the development of new lots within the Charlotte area. That rate of lot development jumped up to 91% in 2015 as builders attempt to make room for new homes.

Faster Sales in Charlotte

The boom in employment and population has led to less homes on the market. However, the homes for sale in Charlotte are being sold at a faster pace. Those value of homes is also appreciating more rapidly. Delinquent mortgages within Charlotte are also lower than the national average, meaning homeowners are making good on their payments. That also means less foreclosures on the market.

PURE Real Estate can help with all of your Charlotte Real Estate needs. Our team of agents will advise you on all the latest trends and recommend the best options for you. When it comes time to find the best real estate agent Charlotte has to offer, contact the professionals at PURE Real Estate.

How to Find the Right Home for You

The first step in finding the right home for you is knowing how much you can afford. This is a time to be realistic, no matter how much you may want that lavish home of your dreams. You should start with some simple arithmetic before officially beginning your search for affordable Charlotte real estate. Take 28% of your gross income and that should be the extent of your mortgage payment. Those payments could be below 28%, but try to not let it exceed that mark.

That mortgage payment is meant to include your property taxes and homeowner’s insurance as well. It’s a good idea to take some time to figure out that total in addition to the cost of regular upkeep and monthly. Then, it is time to talk to a realtor.

cute cats snuggling together, cats sleeping in new home, home sweet home, feeling at home, comfort, a cat's life

The first thing a realtor will want to know is whether or not you have been pre-approved for a mortgage. Without that pre-approval, real estate agents are not assured you can actually afford that home. This is another essential step towards finding the right home for you.

Once you are pre-approved for a mortgage, the fun part can begin. That starts with deciding how many bedrooms and bathrooms you want, in addition to many other features. Some people prefer single homes with a large backyard yard while others opt for townhomes with much less outdoor maintenance. It is important to list your preferences as it will identify what you want and, more importantly, what you don’t want in a home.

Location is also a big factor in finding the right home for you. Before you narrow down your list of homes, do a little research on the area where you intend to live. Inquire about the school district, crime rate, median household income and local demographics. Finding the home of your dreams in a neighborhood you don’t particularly like could make for an unhappy future.

More than half of all homeowners cite location as the most important factor that goes into buying their home. That means that you should come up with a search area before you start looking at homes. The neighborhood is just as important as the number of bedrooms and bathrooms.

If you are now ready to find a home in Charlotte, North Carolina, visit purenc.com and begin your home search. You can also contact a Charlotte realtor for additional assistance.

PURE Real Estate is staffed with a team of experienced agents who are ready to find the right home for you. As you embark on this exciting process, take advantage of the services offered by PURE Real Estate as we can guide you along the way and help find a home that fits you best.

Benefits of Maintaining Your Home

Maintaining your home goes beyond instilling family pride and providing a comfortable place to live. There are plenty of benefits that come in very handy should you ever decide to sell your home. Here’s a closer look at a host of those benefits from PURE Charlotte Real Estate.

Prevents Costly Repairs

Identifying a minor problem in the home right away can stop major problems from occurring. For example, if there is some dry rot in your roof, fixing it quickly could prevent a major leak from damaging the contents in your home or having to undergo a roof replacement. Also, checking for things like termites early and often could prevent significant structural damage.

Keeps Systems Running Smoothly

Regular maintenance throughout the home is required to keep all your appliances and systems operating as they should. Cleaning out your furnace regularly will help your heating and cooling system to work without flaw. Keeping your drains free of clogs will ensure that your plumbing keeps on working the way it should. A little bit of maintenance can go a long way within the home.

Improves Home Saleability

Just like a car, the better condition a home is in, the more money you will receive with a sale. Property values rely heavily on how efficiently everything is running inside the home. When you go to show your home, prospective buyers will knock down the price with every flaw they see. Maintaining your home can reduce those flaws to a minimum. When you enlist the help of realtor services Charlotte NC, an agent should be able to tell you about how home maintenance can further improve your sale.

Protects Your Home Warranty

Home warranties are meant to cover the cost of repair on items that malfunction on their own, not items that malfunction because of neglect. The fine print on many home warranties emphasizes that repairs will only be made if the homeowner had previously performed some kind of routine maintenance.

Ensures Safety

It is not uncommon for house fires to start because of faulty wiring. Making sure all the wiring within your home is continually up to par could prevent a dangerous situation from occurring. Also, be sure to clean out the vent pipes in your dryer a couple times per year since a buildup of lint has been known to cause house fires. Loose railings and banisters should also be attended to right away.

The First Steps to Buying Your First Home

Purchasing your very first home is a very exciting time. However, there is a lot of work that comes before you can start moving in. Here’s a look at the first steps you must take when buying your first home. These are some helpful tips to consider before contacting your Charlotte real estate agent.

Situate Your Finances

Before the fun part of shopping for houses begins, you need to assess your financial situation. That means figuring out how much you can afford on the down payment, monthly mortgage payments and also how much you have available towards closing costs. Part of this assessment also includes finding out your current credit score as it will affect your mortgage.

Understand Mortgage Rates

Mortgage rates fluctuate, so it is important to know what the average rate is at the current time. It is also important to understand that your credit score and financial standing will affect your mortgage rates for better or worse. Understanding where you stand with a potential mortgage will let you know what kind of home you can start looking to buy.

Get Your Documents Together

In order to apply for a mortgage, you will need pay stubs, tax returns, W-2 Forms, bank statements and any other kind of paperwork that is involved with your finances.

Find First-Time Buyer Benefits

Different lenders offer different credits for first-time buyers. There are also a lot of different programs which provide assistance to first-time buyers. Do a little looking around and don’t hesitate to ask mortgage brokers about the first-time buyer benefits they may offer.

Go Mortgage Shopping

You can meet with several lenders in an effort to find the best mortgage rate. There lots of options to choose from so remember to ask lenders what they can do for you. Compare and contrast lenders until you find the right one for you.

Find a Realtor

Once you know what you can afford and where you want to live, it’s time to find a Charlotte realtor. Realtors get paid a percentage of the sale, so you don’t have to worry about paying any out of pocket expenses for their services. Realtors do a lot of the groundwork and can also recommend insurance agents and home inspectors, who will check out the home before you buy.

PURE Real Estate has years of experience in the industry and can get you familiar with everything involved with Charlotte real estate. Whether you are buying or selling a home, PURE Real Estate in NoDa can guide you in the right direction and keep you informed of every step along the way.

How to Prepare Your Home to Sell

There is more to selling your home than just opening up the door and letting prospective buyers have a look. Here are some helpful tips from PURE Real Estate of Charlotte that will increase the chance of selling your home.

Touch Up Your Walls

Over the course of time, your walls are bound to experience little scratches, nicks and dings. Plaster over any old nail or screw holes and check protruding corner for dings that need attention. In areas where problems are minor, just use a little bit of paint to touch up that area. You can also paint the entire wall for a fresher, cleaner look.

Illuminate

Adding a little extra light to a room can make it seem to be bigger. This does not mean you have to install extra light fixtures. Simply open up the curtains and shades. Allowing more natural light in will provide an illusion of more room.

Clear the Clutter

Remember that the more clutter there is in a room, the smaller it will look. This also applies to closet space. Try to clear out as much clutter as possible to give the appearance of an extra amount of room.

Use Quality Photos

There is a tremendous difference in hiring a real estate photographer and snapping some pics on your phone. High quality photos can get you more showings and more interest. This tactic can truly allow your listing to separate itself from the rest of the pack. If you do decide to take them yourself remember to frame and angle your shots appropriately.

Prepare a Floor Plan

A floor plan can give prospective buyers a better understanding of the layout of your home. Floor plans also provide the precise dimensions of each room. Including your floor plan with your online listing is a major plus.

Maintain Order

It’s easy to return to your normal life after an initial showing or two. But keep in mind that more prospective buyers could come through at any time. So it is important to put everything away and keep your home as orderly as possible. Cleanliness helps the buyer pay attention to the homes for sale in Charlotte as opposed to being distracted by clutter.

Create Space

Creating the illusion of more space can be done by keeping small furniture in larger rooms. The use of wall mirrors can also create the illusion of more space and more light within a room. A clean home also looks bigger in size.

Easy Ways to Boost Your Home's Curb Appeal

Curb appeal refers to the look of the outside of a home. Since the outside of the home is the first thing any potential buyer sees, it is important to make that look as attractive as possible. Here are some simple ways to enhance your curb appeal for homes for sale in Charlotte NC.

Upgrade Your Address

There are several tasteful options when it comes to the numbers you can place on the front of your home to identify the address. A different font can provide a sleek new look at a very minimal price.

Paint the Front Door

It’s amazing how much difference a new coat of paint on your front door will make. This also provides an opportunity to add a new color and bring a little more boldness to the exterior of your home. You can even paint the accessories on the door such as the door knob and knocker.

Remember To Hide

Keep your trash containers out of sight and the same could be done for your garden hose. Those both add unnecessary clutter outside your home. Some simple lattice work can also hide your air conditioner from view. Painting your electrical box the same color as the house is also a way to hide its unsightly color. Your experienced Charlotte real estate broker can also provide you with additional helpful tips.

Buy a New Welcome Mat

Get rid of your old dirty, dingy welcome mat and spread out some color in front of your door. You can even personalize a welcome mat for a little extra charm.

Pressure Washing

Take the time to pressure wash everything in the front of your home. That includes the ground, the steps, any concrete or decking, and even the front and side of the house. It can actually make your home look much newer.

Do a Little Yardwork

Weeds and overgrowth surrounding a home is never appealing to potential home buyers. There are plenty of sprays available to kill any and every weed on your lawn. You can also attend to them yourself with some simple yardwork. The easiest thing is to make sure your lawn is always mowed to a low level and do a little bit of edging to get a cleaner look. Planting some flowers or adding a few flower pots can usher in some appealing color.

Why Do You Need To Use A Realtor®?

When making such an important decision as buying or selling your home, be sure to carefully weigh the pros and cons of deciding whether or not to use a licensed Realtor® / Charlotte Real Estate Broker. Using a professional broker will insure you will have the most reliable and up-to-date tools at your disposal in order to help you make these important decisions for you and your family and your particular individual situation. Below are just a few reasons why most people insist on using a real estate professional.

1.    One of the most important reasons is because a skilled real estate professional will have up to the minute property sales and market knowledge. Because of their access to their market’s MLS (Multiple Listing Service) the real estate agent can provide you with a report of recent sales of comparable homes to ensure you getting a fair and reasonable deal compared to current and historic market data.

2.    Real estate professional will negotiate for you. One of the most difficult parts of buying and selling a home is negotiating the points of the deal.  Real estate agents have the experience and the expertise in working out the most beneficial deal points for their clients when it comes to all the nuances involved in putting an offer together. Ultimately your agent will always have your best interests in mind and if/when you sign an agency agreement with your broker that relationship becomes a fiduciary responsibility to you.

3.    Real estate agents can find additional ways to find or sell homes. Many times through their relationships with other agents they can find out what homes may be coming on the market before they hit the MLS. The National Association of Realtors® studies show 82% of real estate sales, not just homes for sale in Charlotte, are the result of agent’s contacts through previous clients, friends, family and personal contacts.

4.    They coordinate and host your showings. Whether buying or selling, real estate agents can be crucial for getting open houses and showings done for you while you are busy coordinating your work or life schedule.

5.    Realtors® know how to sell homes. Prospective buyers expect professional photos and videos to promote your listing. Staging, marketing and qualifying candidates are the real estate agent’s job.

6.    Real estate agents will connect you with their trusted partners. When either buying or selling a home you will need to decipher an inspection report. The agent will help you decide which repairs will be absolutely imperative to be done before the closing. They will assist you in hiring professionals such as inspectors, lawyers, plumbers, engineers, title companies and more.

7.    Real estate agents will guide you through the paperwork. Every year, throughout the year there are continual updates of contracts, addendums, disclosures, etc. that every professional real estate agent must become familiar with by mandatory attendance at continuing education classes.

Above is only a small part of an agent’s critical due diligence. All real estate professional Realtors® must abide by a preamble Code of Ethics just as we do at PURE Real Estate.

Inexpensive Ways to Boost the Value of Your Home

When it comes time to sell your home, there are plenty of ways to boost its value without putting a major dent in your checkbook. As Charlotte Real Estate experts, the PURE Real Estate team knows which upgrades will pack the most punch, both appealing to home buyers and sellers’ wallets. Here is a look at a host of inexpensive ways to boost the value of your home.

Fresh Paint

It is amazing how much of a difference a fresh coat of paint will make in any room. All you really need to pay for is the paint. You can do the actual painting yourself as it does not require expert training. Neutral colors are best while bright colors can be a turnoff to potential buyers.

Enhance Curb Appeal

It is important to keep in mind that many people shopping homes for sale Charlotte NC will simply drive past a property before making further inquiries. This means the home’s exterior could potentially be a deal maker or a deal breaker. This is even more vital if time is a major factor for the seller of the home.

Enhancing your curb appeal does not mean you have to make over the entire exterior of your home. Do some accessorizing by adding some potted plants and a new mailbox. You can also upgrade the look of your garage door by purchasing a hardware kit that will allow you to add some accessories to spruce it up. It’s also a good idea to landscape your front yard.

Lose Clutter

Rooms will seem bigger when they are not cluttered with stuff. Take some unnecessary items out of smaller rooms as it will give them the appearance of being bigger. In smaller bathrooms, remove items like a hamper. In bedrooms, take out things like that old rocking chair which never gets used.

Let it Shine

A clean house looks like a more spacious house. Homeowners can take that a step further by shining every fixture in the home. That means polishing every faucet, sink and fixture you can find. Upgrading fixtures can also provide a more elegant look without having to spend much money. Keeping the floors polished with a bright shine is also recommended.

Upgrade the Bathroom

Bathrooms are a major priority for buyers and some simple upgrades can enhance their look. Buying a new toilet seat, towel rack and faucet are all inexpensive upgrades. Also, replace any broken or damaged tiles since that is a major turnoff to prospective buyers.

Mind the Kitchen

Buyers love kitchens and something simple like adding a backsplash can upgrade the entire room. Old appliances can also be upgraded without spending a fortune. Homeowners can replace them with gently-used appliances or ones from a scratch and dent store. You don’t have to buy top-end or brand new appliances to make it look good.

PURE Real Estate is ready to help homeowners get the most money for their homes in Charlotte NC. Our team of experienced realtors will walk you through every detail that comes with putting up your house for sale in Charlotte, NC.

New Duplexes and Triplexes in Elizabeth

The “Towers at Mattie Rose” are coming to Elizabeth as a development company, Grandfather Homes, is planning 18 new units. These new duplexes and triplexes will start off in the low $600k range. The homes will feature 2,200 to 2,800 square feet, along with three bedrooms and three bathrooms. The design will be urban and will include skyline views.

Belmont Surging

The Belmont neighborhood has recently seen a surge in the average sale price of its home, which now range between $210k and $270k. A good deal of the area’s historic homes have undergone renovations, which has resulted in new condos and single-family homes for sale in Charlotte. The neighborhood was the recipient of a recent grant, which has led to its rejuvenation and subsequent upgrade in real estate prices.

Midtown Development Being Considered

A new project was introduced by Pappas Properties that would bring 21,600 square feet of ground-floor retail space and 172 residential units to a 5.3 acre-site next to Pearle Street Park on Kenilworth Avenue and Greenwood Cliff Road. The city of Charlotte is considering adding a $3.9 million contribution to the project.

Renaissance Park on the Rise

Many Charlotte neighborhoods are seeing an increase in the average home value. Renaissance Park has joined that group. Last year it saw a 27% increase in the price of its homes. Now, the median value of a home in that area is now at $110,000 as the market value of its real estate is very much up and coming.

Mortgage Applications Increasing

The spring time always brings out prospective buyers and this year is no different. Through the early part of April, Charlotte lenders are reporting more than a 10% increase in mortgage applications. The charitable event brings together realtors and businesses from all over the Charlotte area as materials, food, tee-shirts and more are generously donated. PURE Real Estate is proud to donate both time and labor to such a worthwhile cause.
